And the Tenancy Agreement and running a credit check. One thing I forgot to mention in my video is once you get a good long term tenant who takes care of the place, pays their rent on time and doesn't bother you with minor little things; don't raise the rent! Here are some of the basics I've learned over the past 18 years on being a Real Estate investor and landlord. What to buy? How to get a tenant? And the Tenancy Agreement and running a credit check. One thing I forgot to mention in my video is once you get a good long term tenant who takes care of the place, pays their rent on time and doesn't bother you with minor little things; don't raise the rent! Let him stay, paying that same rent for years if he wants to stay. Tenant turnover costs a lot of time and money. That extra 2 or 3% you could legally increase his rent by every year does not offset all the time and money it takes to get a good quality tenant like you already have. While the Toronto and Vancouver housing markets continue their record-setting pace, Calgary housing prices are dropping. Don Campbell, Senior Analyst, Real Estate Investment Network and author of "Real Estate Investing in Canada," weighs in. Since the summer of 2014, oil prices have collapsed from $107 all the way down to $30 a barrel. That has taken a tremendous toll on not only Alberta’s economy but also its housing market. Looking at the history of housing cycles, Calgary is seeing downward pressure in the housing market. Looking at statistics, the average sale price in 2015 in Calgary went down to 2.6% according to the Calgary Real Estate Board. Looking ahead, the 18th month after the GDP starts to slow down, and oil starts to come down, it starts to hit the housing market and the resale housing market. We are entering a time when the sellers will have to adjust their prices. Alberta offers non-recourse residential mortgages; this is mainly seen in smaller towns in Alberta. Looking at the housing dynamic in general, many homes are being relisted due to prior unrealistic prices. Prices have started coming down. Looking ahead, many people are looking into the multi-family housing, such as apartments. People who are not able to buy, will most likely rent and rent prices will be going up.
